Acquisition Criteria


All homes we acquire must be at least overall “Good” or “Outstanding” in their latest inspection report with the CQC


Our preferred strategy is to buy from long standing owners who are looking to retire or exit the sector and allow their experienced operational team to continue running the business supported by our senior operational team


We like to acquire homes with character and a homely feel. Ideally the home will have mostly en-suite single rooms and have planning potential to add more rooms or develop new facilities on site. We prefer to buy homes with a minimum of 40 registered beds and we are predominately focused on nursing and residential homes located in London and the South East of England


We like to see a strong history of occupancy above 90% and average fees of at least £1,000 per week
